Why are we selling Spring Valley?

In addition to Spring Valley, we own a home in Healdsburg. After successfully overcoming an MD inflicted illness and another illness (one each), Jenny and I estimate owning two homes will "become" more than we wish to manage in the long run.

In short, if we sell, we would be happy, if not, we will enjoy the property.

What improvements are we contemplating?

This past summer we installed a new 10,000 gallon concrete tank and a 3,000 gallon poly-tank on the hill near our spring. The spring tank gives us natural water pressure should power go out. The concrete tank gives us added volume and pressure (electric) for the extensive gardening we have planned.

As such, all service lines from each tank to our home are 2 inch, much larger than any consultant recommended.

If we do not sell our property this summer, we plan a new pump house which will house the pressure tank and provide atv storage. This past summer we installed a new 100 amp supply line, 1,000 feet from our homes service panel via underground conduit, to the pump house site. This panel will also provide additional power to a new electric gate.

Prior to the illness' we experienced after buying Spring Valley, we installed a new 6-bedroom septic system. We also had drawings made of our remodel of the home. Briefly, this included raising the ceiling in living room (saving the other half for new plumbing) and changing the back two-bedroom section of the home into one large master, walk in closet, custom bath...etc.

Since the house is on a slab, we are going to have it polished similar to what many of the wineries have done to their tasting rooms.

Value information.

On March 23, 2006, we refinanced our property. The bank appraisal was $1,600,000.

On October 24, 2008, a nearby 36 acre property located at 9440 Mill Creek Road sold for $1,350,000. A mile further out Mill Creek, this property had all utilities and a 2,767 square foot, two story home. This is a recent, excellent comparable sale. Of minor importance, septic system size is unknown, but it is probably comparable to 7771 which has a new, 6-bedroom, standard septic system. (MLS # 20803992)

On May 29, 2008, a nearby 42 acre property located at 12285 Cloud Ridge sold for $1,325,000. This Cloud Ridge property did not have a home, reservoir, 6-bedroom standard septic system or electrical power. It did have an existing 10,000 gallon concrete water tank and a good well. (MLS # 20810183)

On June 16, 2008, also nearby, a 42 acre property located at 12076 Cloud Ridge sold for $1,634,000. This property had all utilities and a beautifully designed, 2,500 square foot, two story home. (MLS # 20810158)

On April 11, 2008, a 53 acre property located at 5745 Pine Flat Road sold for $1,300,000. It had well, power and 3 bedroom septic installed. It did not have a residence. (MLS # 20709607)

On August 25, 2009, a 40 acre property located at 1333 W. Dry Creek Road sold for $1,225,000. Property has very little useable acreage, mostly steep, forested hillsides except for ridgetop view site where there is a modular home, per MLS, "primarily place-holder for future development". The interior was totally unimproved, obviously a shell to justify the future development. No reservoir, open meadows, redwoods, or regular home. (MLS # 20900002)
